The “Blue Marine Residence”complex, consisting of exclusive holiday apartments, is situated on a regulated land property RLP I-510 in district 55A according to the plan of Ravda village, Municipality of Nessebar. The plot has an area of 957,50 square meters. 2. It is located on “Breeze” street in the centre of Ravda, less than 50 metres from the beach. The plot is a corner one and its borders are as follows: an asphalt street on the Northeast and Northwest, RLP V-509 on the Southwest and RLP II-510 on the Southeast. The plot is nearly 200 metres away from the South beach of Ravda and about 50 metres from the coastline.

The projected building complies with the required regulatory clearances from the property boundaries, as well as, the requirement for increasing the clearances between the building and the side borders of the property.

Structural and functional solution

In order to maximize the green recreational area in the South-Southeast part, the building is located in the Northeastern part of the lot. The complex is structured so that the corridors and the vertical communications- the elevator and the staircase, are situated in the Northwest part towards the street thus all the apartments boast both seaview and ultimately attractive Northeastern, Eastern, Western or Southwestern exposure at the same time.

The architectural look of the building is exempt of excessive details, but it affects with its grace and uniformity.

The Southern terraces have a smooth line that will provide steady and constant sunlight. The joyous nature of the building is emphasized by the wave-like continuous balcony, casting variety of shades during the day, as well as, by the envisaged vertical planting.

The specific architectural elements of the facade and the exciting decorative effects and colours highlight elite outlook of the project.

The complex has 28 apartments overall, 21 of which have one bedroom, living room with kitchenette and bathroom and 3 of them have 2 bedrooms, spacious living room with kitchenette and dining area and two bathrooms.

The apartments are “seasonal” – they are small, but have the required for this type moderate luxe. They are organized into separate areas that flow into each other- kitchenette, dining area, TV and conversation area , bedrooms. Analogically, the bathrooms and WC are luxurious and totally completed. Individual air-conditioning for each apartment is envisaged. The owners will have access to the building through a 24-hours secured entrance, staircase and elevator.

On the ground floor there is also a reception-lobby , which is functionally connected to a small day bar.

The building has no basement floor.

The floor level is planned to have attractive recreational area with a round swimming pool, as well as, adjoining terrace with sunbeds, which reveals magnificent panoramic view over the whole bay.

The courtyard will be maximally planted, but it will also have recreational and sunbed areas. The central staircase of the building gives access to it by a roundabout lane and it is available for guests of the complex only.

Constructive solution and materials

The bearing construction of the building is made of reinforced concrete and it is beamless.

The exterior walls are made of 25 cm bricks and are insulated on the outside, while the interior walls are made of 12 cm single bricks.

Silicate plaster will be used for the façade. Aluminium or PVC window frames with glass panes will be used for the façade glazing.

The building’s design meets all the normative and pre-normative documents, Decree No7 ( rules and regulations for the organization of the different types of territories and construction areas) and Decree No2 for “Fire building and technical standards”.

Ravda resort is located near the town of Nessebar and is one of the most dynamically developing tourist resorts in Bulgaria.
